Winter In Las Vegas Is A Great Time To Work On Your Home

Winters might be mild in Las Vegas compared to other parts of the country, but that doesn't mean that you should ignore getting the house ready for the changes that will come.

Here is a list of things that you can do during the cooler autumn months:

Paint the house - The heat is not scorching and there is expected to be very little rain so the winter months are a great time to repaint the house. The average daytime temperature in Las Vegas is 59 °F, making it a great time to be outside. The paint will dry, but not so quickly that it'll give you problems. Start in the morning and you won't even need to worry about overnight freezing temps.

Inspect the roof - The cooler weather is a great time to fix the roof if need be. Take a look at it or bring in an expert to do it, for missing or damaged tiles. If you need to have the roof repaired or replaced, the weather will be much nicer than at the height of summer.

Check window and door seals - The Las Vegas area might not get a lot of snow, but it still gets cold at night here in the desert. Check that the window and door seals are in good working order. This will help to keep hot and cold outside where it should be. Bonus: It can also help to keep critters out. Recaulk any window frame and door jambs that are letting your expensive temperature controlled air out or pests in.

Check filters - It's the perfect time of year to look at the filters on furnaces and air conditioners. Throughout the year, these filters can get clogged with dust and dirt. While you should check them every few months, many people forget. The change in temperatures is the ideal time to take a look and get new filters in there. It's not just a matter of breathing cleaner air; clogged filters reduce the efficiency of your HVAC equipment and waste a lot of money.

Look for squatters - Bugs, birds, and critters don't pay rent, but they can cost you a lot of money if they're destroying your house. The wrong kinds of critters can even make your house unlivable. Call a pest control company to check the entire property inside and out for pest activity. A single trip from an exterminator early in an infestation can save you thousands later in removal and repairs.

Yard work - This is the perfect time of year to work in the yard. If you're going to plant new plants, do it now while the temperatures are cool. In the heat of summer small, new plants can struggle to keep up with the sun. Look for drought resistant and native plants for your yard and you can save on water bills later and have very little to do to maintain the yard later.

Safety check - Now is a great time to look at carbon monoxide detectors and smoke alarms. Replace batteries and make sure that they're working. Many people forget to do it during daylight saving time, but it's a great time when you're going to be in the house a lot more over winter.

There's always something to do when you own a home, but taking care of winter maintenance can save you a lot of money in the long run by avoiding larger catastrophes.

Homeowners Associations (HOAs) Are Very Common In The Las Vegas Valley

Homeowners' associations (HOAs) are becoming increasingly common as more and more planned housing projects are built. Each of these HOAs has its own rules.

On television and in movies, the HOA authorities are often viewed with humor, walking along with a ruler measuring the height of the grass or challenging children for riding bikes in the streets.

In reality, HOAs help homeowners that tend to live right next to each other in close communities, to avoid conflicts, arguments, and even fist fights.

HOAs are in place to help keep up the neighborhood, but they come at a cost.

Here are a number of rules that most HOAs have and how to stay on the good side of your neighbors:

Smoking - Smokers can find themselves running up against the rules by smoking too close to neighbor's houses and yards. Smoke is considered a community nuisance. This includes cigars, cigarettes, pipes, and marijuana.

The best way to avoid conflicts is to simply smoke in your house. By staying on the good side of the smoking rules, you'll avoid running up against the HOA.

Marijuana has presented a new set of issues. Many HOAs have outlawed marijuana in their communities. It's likely that this issue will be challenged in the courts. For now, many homeowners have received special permission for medical marijuana. If you live in a planned community, it will be a good idea to consult the HOA handbook of leadership regarding marijuana, if it's legal in your state.

Pets - HOAs often have rules regarding the number, breeds, and where pets can be walked. There will also be rules regarding whether those pets need to be on leashes.

Changes to homes - Any structural or cosmetic changes, including the color of the house, might be controlled by the HOA. You should check with the by-laws of your community for any change you want to make, including changing your mailbox or putting a new paint job on the outside of the house.

Architectural changes are among the most common complaints. It's imperative that homeowners consult with the HOA before making any changes to the house.

Renting - Renting and subletting your home in an HOA is often governed by the by-laws. It can be completely illegal to rent your house to someone else or to do short-term rentals, for example through AirBnB. It can be nice to make extra money, but it can get you fined by the HOA. Check the rules before renting your home.

Landscaping - One of the most common complaints to an HOA is about homeowners that don't cut their grass or make landscaping changes to the yard. There are often very clear guidelines for homeowners regarding their lawns and what they can and cannot do. It's worth checking with the HOA before making any changes.

Living with an HOA isn't hard, but it can restrict your freedom somewhat. Before you buy a home, read through the HOA rules completely and make sure you can live with the requirements. Nevada allows buyers up to 5 days to review the HOA rules & regulations and cancel the contract if you do not agree with the CC&Rs.

Change Is Coming To Las Vegas Home Prices

After nearly a decade of constant home price growth in the Las Vegas Valley, home prices in August were flat versus June and July, but were still up 3.4% over the year before. However, in the resale market there has been a steady decline in the housing supply since October. If supply continues to decline it could lead to a higher increase in Las Vegas home values for 2020.

"If you look at a graph of our local home prices over the past 15 years or so, it looks like a roller coaster, soaring through the mid-2000s and then falling during the Great Recession before ramping back up from 2012 until now. If you look at it this way, I guess you can say we're coasting along right now," said Janet Carpenter, GLVAR president told KLAS-Channel 8.

Median townhouse and condo prices rose even more over the year before, 4.1%, up to $177,000 year over year.

Double digit growth has finally given way to more sustainable growth patterns in the Las Vegas area.

A major factor for the change is that there are more homes coming online for sale. New housing projects delivering new homes and some homebuyers deciding that they're ready to sell have steadied prices for the last several months, a trend that appears likely to continue.

Every month, new major building projects are announced. This is a change from prior years where builders who had been burned during the Great Recession weren't doing any major building. Now, after more than seven years of steady growth in prices and the local population, builders are beginning to see that they are likely to make money with new homes.

Local homeowners are seeing a market where they are probably going to get the most for their home that they can for the next few years. Growth in home prices will continue, but much more slowly than recently. This has those who were considering selling putting their homes up on the market, catching the prices at the crest of the wave and avoiding any potential shrinkage in prices.

Millennials Are Beginning To Enter Real Estate Market

In 2020, the largest group of Millennials will turn 30 years old and reach the home-buying time of their lives.

In an article published in Realtor Magazine, Mark Fleming, Chief Economist for First American Financial Corporation said, "Millennials—the most educated generation—have the highest incomes across their generational cohorts, even when salaries are adjusted for inflation."

As of 2019, Millennials outnumber Baby Boomers and are bringing unprecedented home-buying power to market.

Millennials differ from previous generations in that they are well-educated about home buying, lived through the housing crash of the mid-2000s, and are often purchasing their dream homes as their first home.

The largest group of buyers in the United States now are Millennials, finally outpacing the Baby Boomer generation.

At this time, Millennials can take advantage of softening housing market nationwide, low interest rates, and some fairly good deals on down payments.

For those considering selling, now might be the perfect time. Home values are still increasing, but that has slowed in much of the country. In some places, experts are warning that home values have peaked for now.

Available existing home inventories are still low in places like Las Vegas. Putting an existing home on the market attracts a lot of attention since there are not many around.

In short, now might be the best time to sell in the near future. A huge number of new buyers are entering the market and home values are near maximum.

Real Estate Wire Fraud Is On The Rise

The Scam:

A hacker intercepts an email from one or more parties to a real estate transaction that includes the wiring instructions for home purchase. The criminal then changes the destination bank and creates an email address that looks a lot like that principal in the transaction. The buyer's bank will transfer funds thinking they're completing a transaction. In reality, they're transferring funds to the hacker's bank account or some other place where the money will never be seen again.

In a recent court case, Bain v. Platinum Realty LLC, the US District Court in Kansas upheld a ruling that the seller's real estate agent was 85% responsible for the loss of a buyer's money.

The Solution:

There are a number of steps that need to be taken to ensure that no one loses money on a real estate transaction:

1. Buyers and sellers need to be advised from the outset that no money should be transferred by following the instructions in an email, ever! Buyers' and sellers' agents, as well as bank officials, need to tell the parties to a transaction.

2. Bank employees need to ask where the buyer got the instructions they're following. If it was not hand-delivered by their real estate agent, then the bank should refuse to transfer the money.

3. Everyone involved in the transaction should call the other principals anytime there's to be a transfer of funds. The bank should call the buyer's agent and the seller's agent and confirm transfer bank account numbers and amounts.

4. Buyers need to be aware that no money should ever trade hands without all the verifications in place. Sometimes, buyers will get frantic emails instructing them to transfer funds "so they don't lose their house", etc. No money changes hands without a complete round of verifications of everyone in the sale.

5. Every device that a real estate agent and/or broker uses needs to have state-of-the-art malware protection. It's malware that allows a hacker to intercept emails, copy and scam emails, and gain access to the entire process.

Avoiding almost every financial scam involves one simple tool: the telephone. Take the time to call the people in the transaction to make sure that bank account numbers are right and that the transaction is required. These calls can take just a few minutes, but can save hundreds of thousands of dollars.

Americans lost $150 million in real estate scams in 2018, according to the FBI. Real estate professionals are at the top of the list of victims of malware attacks.

With the increase of real estate wire fraud, here are some steps you can take to help prevent it.
